I only work with Buyers as a Buyer's Broker and follow the rules and regulations of the Oklahoma Real Estate Commission.  This allow me to obtain for the Buyer the best property at the best price and the best terms.  Single family and investor buyers are represented in this manner.  Both seek to purchase properties in which to live, to rehab and flip, or rent and thereby increase their net worth.

The Oklahoma Real Estate Commission has established rules and regulations which permit Brokers to receive a "Retainer Fee" paid by Buyers to the Broker.  This fee is similar to "Earnest Money" paid by the Buyer upon entering into a Contract with a Seller.  The Buyers "Retainer Fee" is deducted from the commission earned by the Broker at closing.  The amount of the retainer fee depends upon the amount of time a Broker spends in researching for the right property for the Buyer, and to offset the expenses incurred eliminating the properties which the Buyer wishes not to purchase.  

A Buyers' Broker Agreement allows me to work for you.  If you desire me to "Advocate" on your behalf, then I will work for you as a "Single Party Broker".  If you wish for me to only put a Contract together, then I will work for you as a "Transactional Broker".  Relationships between the Broker and Buyer must be in writing.

I fully am aware you only wish to buy a property, yet the State of Oklahoma demands the adherence to the rules and regulations, which were designed to protect both Buyers and Sellers.
