Buyers always want to know two things, "How much down and how much per month". Sellers always want the highest price possible for what they own and wish to sell. With our economy and changing markets, the availability of a property for sale at times permits Sellers to realize a substantial monetary gain when they sell their property. If a "Buyers" market exist, this may not always be the case.
Having SOLD real estate since 1992, I have had the opportunity to list and sell properties from $17,500 to $82,000,000.00. Listing and selling Oklahoma, National and International properties, the goal is always the same. Sell the listed property as soon as possible, with as least cost to the seller as possible, and for the most money and profit.
My experience in selling real estate has been very exciting and enjoyable. It is always a challenge to be able to determine a market strategy which will be able to accomplish the goals desired. Since one never knows all there is to know about real estate, and over coming the objections for a Buyer not to buy, and hurdling the obstacles and roadblocks to closing, the business of selling real estate always provides for a new day filled with learning something new. These reasons cause people to say, "I love real estate" and others to cringe.
I welcome the opportunity to visit with you about the sale of your property. In following the rules and guidelines of the State of Oklahoma, I generally work for sellers as a Single Party Broker. This agreement, which must be in writing, allows me to advocate for you, instead of just putting the deal together as a Transactional Broker. I have yet to understand how one could sell another's property without advocating for the other, but I only abide by the laws, and for sure did not create or write the laws. In the year 2000, the State of Oklahoma took the "Law of Agency" away from the practice of real estate, and as of recent have relinquished to the fact, a person that sells real estate will always be called an "Agent", and so allowed agents to once again call themselves agents. Someday they will change all of this again, but we will continue to sell what a seller has for sale and a buyer wants to buy.
The Oklahoma Real Estate Commission also recognizes the listing agent to receive from a Seller a "Retainer Fee" to cover marketing and showing expenses incurred by the Broker. This fee is paid in advance and deducted from the commission received by the Broker at closing. A marketing retainer is paid by the Seller at the time of listing and details what monies will be spent in order to procure a Buyer to purchase the property. I only take listings in which the Seller agrees to pay a marketing retainer. I have found over the years it is not a sound business decision to spend money on attempting to sell what another has for sale, which may be over priced or a complete albatross. Should a seller wish to pay a percentage of a sales price, and market the proerty which would never be sold at that price, I will take the listing, and spend the seller's monies to market the property.
I realize many listings are taken by REALTORS® and no marketing fee is paid to the Broker. As many properties are also never sold and the major reason is because they were over priced or not marketed. Only a very few agents will spend their hard earned monies for a short time on properties which will not sell. To take a listing and tell a seller specific marketing will be performed and then not done is not being honest.
